Burns provided mechanical, electrical, plumbing, fire protection and fire alarm engineering design services.

Renovations of the five-floor 500 Gulph Road building involved major heating, ventilation, and air conditioning (HVAC) improvements, as well as new fire protection and life safety systems.

Burns served as the engineer of record, supporting ZGF Architects and owner Brandywine Realty Trust, a real estate investment trust (REIT) with more than 70 properties located mostly within the Austin, Philadelphia, and Washington, D.C. markets.

Design and construction services included:

  • Condition assessment of existing building systems
  • Upgrades to HVAC equipment and replacement of core air distribution ductwork
  • HVAC systems included new VAV terminal units and reheating coils
  • Expansion of fire protection to satisfy new code requirements
  • Replacement of core electrical distribution systems
  • Lighting system upgrades
  • Replacement of the emergency generator system with a UPS system with inverter
  • Conversion of core restrooms into suite-style restrooms
  • MEP design for new parking structure adjacent to building

The project reached completion in October 2018.
